How it is calculated

Equal monthly payment (annuity): payment = loan × r ÷ (1 − (1 + r)^−n), where r is the monthly rate (annual rate ÷ 12 ÷ 100) and n the number of months. Loan = price − down payment.

Early in the term most of each payment is interest, because interest is charged on the remaining balance. The schedule lines show this: the interest in the first payment, in the first year, the balance after 5 and 10 years, and when half of the loan is repaid.

Early repayment is simulated month by month: the extra money goes straight to the balance. With "shorter term" the payment stays and the loan ends sooner; with "lower payment" the payment is recalculated after every extra repayment.

The rate field holds only an example, not a market rate. Enter the rate your lender offers. Fees, insurance, property taxes and early repayment charges are not included; compare the APR in the offer.

Frequently asked questions

Why does so little of my early payments reduce the loan?

Interest is charged on what you still owe, and at the start you owe the most. With equal payments, the interest share is largest in the first years and the balance falls faster towards the end.

Is it better to shorten the term or lower the payment?

Shortening the term usually saves more interest, because the higher payment keeps reducing the balance. Lowering the payment leaves more room in your monthly budget. Switch the option in the calculator to compare both on your numbers.

Why is there no default rate for my country?

Mortgage rates depend on the lender, the borrower and the day of the offer, so we do not publish a national rate. Enter the rate from your own offer; the value in the field is just an example.

Can I repay early at any time?

That depends on your contract and country. Some loans limit extra repayments or charge a fee, which this calculator does not include, so check the terms with your lender first.

Why does my lender show a different payment?

Lenders may add fees and insurance, count days differently or use a variable rate. This calculator uses the standard monthly formula with a fixed rate for the whole term.
