Property developers: rankings by country 2026
We compare residential developers only on facts readable on their official sites and in state registers: how buyers' money is protected, whether the developer is on a register or holds a numbered permit, how long it has operated, how many homes it has completed and how many projects it is building now, whether project documents and accounts are published, what warranty it states and whether a complaints procedure exists. Every fact links to its source with a check date. Protection of buyers' money weighs the most. We do not use prices per square metre, reviews or paid award lists. The ranking does not assess the quality of any particular building and is not investment advice. Market rules differ by country, so compare the Score only within one country. The Score is not for sale; paid placements, if they ever appear, will be a separate labelled block.

Frequently asked questions
What does first place mean?
The developer in first place has the highest Score under our open methodology among developers in that country. It is not an assessment of any particular building and not a recommendation to buy from it.
Why does protection of money weigh the most?
Buying an unfinished home is usually the largest transaction of a lifetime, and the main risk is losing the money if construction stops. So the protection mechanism and the register entry make up almost half of the score.
Why do developers have different protection mechanisms?
The law differs by country: an escrow account in one, a trust account in another, staged payments or a guarantee elsewhere. We check whether the mechanism used in that country is stated; the terms of a specific project are in its contract.
Why are there no prices per square metre or reviews?
Prices depend on the project, floor and date and go stale fast. Reviews are hard to verify. We show only facts from official sites and registers.
Why are some developers missing data?
If a fact was not on the official site, or the site is closed to automated checks, we show “Not verified” and award no points. It does not mean the developer lacks it.
Can I compare developers from different countries?
No. Buyer protection laws, registers and warranties differ, so the Score only makes sense within one country.
