Real estate agencies in France 2026: a ranking built on verified facts
A ranking of French real estate agencies and networks, built only on verifiable facts: the professional card for transactions (carte T) issued by a chamber of commerce (CCI) as the company shows it, the company named with its RCS or SIREN number, the financial guarantee and professional liability insurance, membership of FNAIM, UNIS or SNPI, the fee schedule (barème), the consumer mediator, listings, the year the company started and the number of agencies it states. Many brands are franchise networks: the card shown belongs to the head company, and each agency has its own. Every fact links to its source with the date we checked it. This is not advice to choose a particular agency. Places are not for sale.

Not ranked yet: not enough verified data
These services are known to us, but we haven't verified enough facts to rank them fairly.
- Century 21 France (21% backed by facts)
- Foncia (site closed to automated checks, )
- Guy Hoquet (31% backed by facts)
- Nexity (site closed to automated checks, )
- Square Habitat (36% backed by facts)
- Stéphane Plaza Immobilier (site closed to automated checks, )
- l'Adresse (13% backed by facts)
Sites marked as closed refuse automated reading (403 error, captcha or a robots.txt ban). We don't bypass such protection, so we can't verify their facts and they are not ranked. This says nothing about their quality. A company can send links to its official pages to [email protected].
How we calculate the Score
40%
Licence and legal entity
Whether the agency meets its country's rule for working as an agent (a broker licence, an entry in the register of agents, membership of a government-approved redress scheme or a trade permit) and whether its website names the legal entity with its registration number.
20%
Client protection
Whether money held for clients is protected by a client money protection scheme or guarantee, whether the agency states professional liability insurance, and whether it belongs to a national professional body with a code of conduct.
20%
Transparency
Whether the agency publishes its own fees (commission, letting or management fees), a complaints procedure with an independent body to turn to, and its property listings on its own website.
20%
Experience
The year the agency started, the number of offices it states itself and the App Store rating of its own app where there is one.
How to choose a real estate agency
Check the licence or register
Find out what your country requires (a broker licence, a register entry, redress scheme membership or a trade permit) and check the agency in the official register or the scheme's member search, not only on its own website.
Find out who you contract with
Many brands are franchise networks: each office is a separate company. Your agreement should name the legal entity, its registration number and address.
Ask about fees in writing
Get the commission or letting fee, what it includes and who pays it in writing before you sign. Compare agencies on the same service, for example full management versus finding a tenant only.
Protect deposits and rent
Do not pay a deposit or rent in cash or to a personal account. Check how the agency protects client money and, for rentals, where the tenant's deposit will be held.
Read the agency agreement
Check how long it lasts, whether it is exclusive, the notice period and any charges if you sell or let without the agency.
Know where to complain
First use the agency's complaints procedure. If that does not help, turn to the redress scheme, the professional body or the authority that issued the licence, and finally to court.
Frequently asked questions
Does an estate agent in France need a licence?
Yes. Under the Hoguet Act (Law No. 70-9 of 2 January 1970) an agent needs a professional card issued by the chamber of commerce and industry (CCI). A card for transactions is called carte T. The agent also needs a financial guarantee or a statement that it holds no client funds, and professional liability insurance.
How do I check a carte T?
The card number starts with CPI and must be shown in the agency and in its documents. CCI France runs a public directory of professionals on cci.fr, but it refuses automated reading, so we take the number from the company's own legal notice (mentions légales). You can look it up yourself or ask the CCI that issued the card.
Why does a large network have no licence mark?
In a franchise each agency is a separate company with its own card. We mark the licence only when the site shows a card we can read. An empty field means 'not shown on the network's pages', not 'no card'. Check the card of the agency you deal with.
What is the financial guarantee?
It protects money the agency holds for clients. We count it when the company names its guarantor. Some networks state a guarantee 'without handling funds': they do not hold client money at all, so never pay them a deposit directly.
Must agencies publish their fees?
Yes. The fee schedule must show maximum prices and be displayed in the agency. In a franchise the schedule belongs to each agency, so a network's own site may not have one.
Where can I complain?
First to the agency in writing. If that fails, a consumer can go free of charge to the consumer mediator the agency names, for example MEDIMMOCONSO or AME CONSO, and then to court.
