How it is calculated
Annuity payments are equal every month: payment = amount × r ÷ (1 − (1 + r)^−n), where r is the monthly rate (annual rate ÷ 12 ÷ 100) and n is the number of months.
Differentiated payments repay the same share of the principal every month plus interest on the remaining balance, so the first payment is the largest and the payments fall over time. The total interest is lower than with annuity payments.
The calculation does not include fees, insurance or other charges a lender may add — compare the APR (annual percentage rate) in the lender's offer, which includes them.
Frequently asked questions
What is the difference between annuity and differentiated payments?
Annuity payments stay the same every month. Differentiated payments start higher and decrease, because you repay equal parts of the principal and pay interest only on what is left; overall they cost less interest.
Why does my bank's payment differ from the calculator?
Lenders may add fees, insurance or count days differently. The calculator uses the standard monthly formula; the lender's APR shows the full cost of the loan.
How can I pay less interest?
Choose a shorter term, a lower rate or differentiated payments, and repay early if your contract allows it without penalties.
