Property developers in Spain 2026: a fact-based ranking
A ranking of Spanish residential developers selling new homes to private buyers, based only on facts from official sites, project documents and annual accounts. Money protection means the guarantee of amounts paid on account under Law 38/1999: a bank guarantee or surety insurance, with the money in a special account. It counts only when the developer states it, in project documents, its buyer FAQ or its accounts; the text of the law alone does not count. Register entry means a building licence stated with its number for a current project; the Registro Mercantil company register does not count. The warranty shown is usually the one, three and ten years of the Building Act (L.O.E.) as stated by the developer to its buyers. Some sites are closed to automated checks, so some companies may be missing; this is no judgement of their work. The ranking does not assess any particular building and is not investment advice. Compare the Score only within Spain. The Score is not for sale; paid placements, if they ever appear, will be a separate labelled block.

How we calculate the Score
45%
Protection of buyers' money
Whether a mechanism protecting buyers' money is stated for current projects, and whether the developer or its project appears on a state register. The mechanism differs by country: escrow account (Russia), housing trust account (Poland), staged payment or bank guarantee under MaBV (Germany), guarantee of the single operator (Kazakhstan), special account or bank guarantee (Belarus). If a register is closed, a statement on the site with a permit or entry number counts.
20%
Experience
Year the group was founded (scale up to 30 years), homes completed as stated by the developer (logarithmic scale up to 100,000) and projects now under construction or on sale (logarithmic scale up to 50). If a developer states only floor area, we convert it at 60 m² per home and show the original wording next to the figure. The numbers are as stated; we do not verify them on site.
20%
Transparency
Whether project documents (project declaration, information prospectus, building description, permits) and an annual report or audited accounts of the group are published.
15%
After handover
Warranty on a new home stated on the official site (scale up to 10 years, the term for the structure), a published procedure for complaints or defect claims, and the number of general contact channels out of four: phone, e-mail, form or chat, office.
How to check a developer
Check how your money is protected
Before signing, find out where your money goes: into a protected account or directly to the developer. The mechanism and the bank should be named in the contract.
Read the project documents
Find the building permit and documents for your building, not for the group as a whole. Match the legal entity of the developer with the contract.
Look it up in the register
If the country has a state register of developers or projects, find the building yourself. Handover dates and construction stage there are often more accurate than advertising.
Have the contract read by a lawyer
Watch handover dates, penalties for delay, floor area and the acceptance procedure. This ranking does not replace legal review and is not investment advice.
Frequently asked questions
What does first place mean?
The developer in first place has the highest Score under our open methodology among developers in that country. It is not an assessment of any particular building and not a recommendation to buy from it.
Why does protection of money weigh the most?
Buying an unfinished home is usually the largest transaction of a lifetime, and the main risk is losing the money if construction stops. So the protection mechanism and the register entry make up almost half of the score.
Why do developers have different protection mechanisms?
The law differs by country: an escrow account in one, a trust account in another, staged payments or a guarantee elsewhere. We check whether the mechanism used in that country is stated; the terms of a specific project are in its contract.
Why are there no prices per square metre or reviews?
Prices depend on the project, floor and date and go stale fast. Reviews are hard to verify. We show only facts from official sites and registers.
Why are some developers missing data?
If a fact was not on the official site, or the site is closed to automated checks, we show “Not verified” and award no points. It does not mean the developer lacks it.
Can I compare developers from different countries?
No. Buyer protection laws, registers and warranties differ, so the Score only makes sense within one country.
